Real Estate.
Buying, selling or leasing property in Chile is a high-value transaction that rests on old paperwork. We review the title before you sign, negotiate the agreement and see the transaction through to registration. We also advise foreign investors acquiring property in the country.
What we do in this area
The work starts before signing. In a purchase we review the property’s title, verify there are no mortgages, attachments, prohibitions or easements nobody mentioned, and confirm that the seller can in fact sell. If something turns up, we explain what it means for the transaction and what you should require before paying.
Then comes the agreement. We draft and negotiate the purchase promise and the deed of sale, set terms, conditions and penalties, and structure payment so the money is released when it should be and not before. We coordinate with the notary, the Conservador de Bienes Raíces (the Real Estate Registry) and the bank when financing is involved, and follow the registration through until the property is in your name.
In commercial leasing we work on both sides of the agreement: retail units, offices and warehouses, with their guarantees, adjustments, fixed terms, early termination grounds and handover conditions. And when a property carries an underlying problem — a pending municipal approval, floor areas that do not match, an unsettled estate — we handle the regularization before it blocks the sale.
Title in order before you pay.
